Short-term rental of properties in Turkey – The 100-day rule

The introduced "100-Day Rule" in Turkey regulates short-term rental of properties for touristic purposes, particularly on platforms like Airbnb.

This regulation, published on December 28, 2023 (Law no. 7464), under the title "Regulation on Rental of Residential Properties for Touristic Purposes," brings various provisions:

  • Properties can only be rented for a maximum of 100 days per year.
  • Approval of all neighbors is required if it's an apartment in a residential complex.
  • Tenants must be registered with the police.
  • The owner needs to obtain a license from the Ministry of Culture and Tourism, which entails a three-month application process.
  • Failure to comply can result in fines of TL 100,000 or more and tenants can face immediate eviction.
